KLA advises TRXF11 on BRL 130 million building acquisition

Transaction involves a premium corporate property in Pinheiros, leased to Ibmec under a lease agreement running through 2033

KLA advised TRXF11 on the negotiation, structuring, and execution of the Purchase and Sale Agreement for the Dynamic Faria Lima building, located in the Pinheiros district of São Paulo and currently leased to Ibmec. The transaction value amounts to BRL 130 million.

KLA’s involvement covered all legal aspects of the transaction, including the drafting and negotiation of contractual documentation, strategic advice on risk allocation between the parties, analysis of real estate matters relevant to the asset, and support in defining the overall transaction structure.

The building comprises 8,258 square meters of gross leasable area (GLA) and is classified as a high-end corporate asset. The lease agreement with Ibmec, an institution belonging to the YDUQS educational group, expires in December 2033, providing the fund with more than seven years of predictable rental income. The lease is guaranteed by YDUQS Participações, which holds an AAA credit rating from S&P.

The acquisition increases TRXF11’s portfolio to 107 properties and BRL 7.45 billion in total invested value, reinforcing the fund’s strategy of investing in well-located assets, leased to high-profile tenants under long-term agreements.
