KLA advised Tellus Properties Fundo de Investimento Imobiliário (TEPP11) on structuring and closing its public offering, which raised approximately R$ 40.3 million, and on the acquisition and legal due diligence of a portfolio of income-generating commercial real estate assets in the city of São Paulo.
The transaction involved the acquisition of two commercial units in Edifício Torre Sul, six commercial units in Edifício Passarelli and two commercial units in Edifício Parque Cultural Paulista. The acquisitions total more than R$ 40 million and expand the Fund’s portfolio with assets leased to top-tier corporate tenants under long-term contracts that generate recurring income.
KLA’s work included structuring and conducting the public offering, legal due diligence on the properties, negotiation and drafting of the acquisition documentation, as well as implementation of the acquisition structure integrated with the Fund’s fundraising strategy.
At KLA, the transaction was led by partners Livia Siviero Huh, of Capital Markets and Real Estate Business, and Rodrigo Pontes, of Real Estate Law. Also acting on the deal were lawyers Valnan Claret, of Capital Markets and Real Estate Business, Amanda Lemos, of Real Estate Law and Capital Markets, and Mirella Giovannetti, of Capital Markets and Real Estate Business.
